• Construction Defect Repair & Restoration of Balconies at Luxury Townhouse Community
2800 Polk Avenue, a luxury townhouse community had failing balcony decks due to poor building practices and awnings experiencing failure modes related to water retention and subsequent corrosion. MRI performed a professional engineering evaluation and re-designed the work to ensure that the waterproofing details were designed in a code-compliant and functional manner. MRI repaired 64 balconies by removing the lightweight concrete and replacing it with new 1-1⁄8” plywood and adding a Westcoat Speciality Coatings waterproofing system and approved flashings. MRI replaced 46 failing steel awnings with lighter weight aluminum awnings, which improved the awnings water shedding ability and reduced corrosion failure potential.
